MAJESTIC VISTAS (LAMBORGHINI MANSIONS): EMAAR’S LAMBORGHINI VILLA COLLECTION IN DUBAI HILLS ESTATE

Forty villas. That’s the entire collection — not a phase, not a release, the whole thing. Majestic Vistas, more commonly known by its working name Lamborghini Mansions, is Emaar’s Lamborghini-branded villa development inside Dubai Hills Estate, built deliberately small. 

There will not be a second batch within this specific cluster — though Lamborghini-branded residential projects exist elsewhere in Dubai too, including in Meydan, so the brand association on its own isn’t what makes this       development scarce. What makes it scarce is the 40-unit cap on this particular product.

A NOTE ON THE NAME

Buyers researching this development online will run into three different names, and it’s worth untangling them upfront. 

Majestic Vistas is the underlying community name within Dubai Hills Estate — it’s what appears in DLD records and in the property’s official address, and it dates back to the original 2019 launch. At that point, the 40 villas were designed in a fairly conventional “Arabic and modern” luxury style, with four villa collections named Ambrose, Mulligan, Rowan, and Albatross. 

In 2021, Emaar scrapped that original design entirely and rebuilt the villas around a new Automobili Lamborghini collaboration — and launched the redesigned product under a new marketing name, Dubai Hills Vista, which is what appears on Emaar’s official sales pages today. 

On the resale market, brokers and portals settled on a third, unofficial label — Lamborghini Mansions or Lamborghini Villas — which is now the name most buyers actually search for. All three refer to the same 40 villas on the same plots; the community didn’t move, the design did.

THE COLLABORATION

Emaar Development partnered directly with Automobili Lamborghini to design the post-2021 version of these villas — an actual design collaboration where the Italian marque’s architectural language shaped the villas themselves, not just branding applied to a standard layout. 

Construction had already begun in July 2019 under the original design; the switch to Lamborghini-inspired architecture — sharp geometry, sweeping lines, glass-heavy facades that read more like automotive design than typical Dubai villa architecture — came mid-construction in 2021. 

The full collection sold out that same November, before most units were anywhere near complete. Handover has progressed in phases since, with most of the development now delivered.

Buyers can additionally commission Automobili Lamborghini-branded furniture packages for interior fit-out — at extra cost, but it’s a detail that signals how far this collaboration extends beyond the facade.

THE VILLAS

Every villa in Majestic Vistas is six bedrooms. There is no smaller or larger option — the entire collection was designed around one footprint philosophy, even though individual plot sizes and built-up areas vary by villa type and position within the cluster, ranging roughly from 12,600 to over 14,400 sqft of built-up area.

Each unit includes multiple parking bays, with several configurations featuring a dedicated show-car display bay — a feature that exists because Emaar assumed, correctly, that a meaningful share of buyers here actually own the cars the villas are styled after.

Interiors follow through on the exterior language: sharp lines, premium textures, and an avant-garde, almost futuristic finish that distinguishes these villas from the more traditional luxury villa stock elsewhere in Dubai Hills.

LOCATION WITHIN DUBAI HILLS ESTATE

Majestic Vistas sits along the fringe of the Dubai Hills Golf Course, positioned to maximise fairway frontage across the cluster. Within the wider Dubai Hills Estate masterplan, that places residents roughly 15 minutes from Downtown Dubai and Dubai Marina, 20 minutes from Dubai International Airport, and around 30 minutes from Al Maktoum International Airport. 

Dubai Hills Mall and Dubai Hills Park sit a short drive away, both fully operational rather than promised.

Within the cluster itself, plot position matters more than almost anywhere else in Dubai Hills. 

Some villas face directly onto the fairway with unobstructed park and skyline views; others sit behind neighbouring Flora villas or closer to internal access roads, which materially affects both lifestyle and resale value. This isn’t a development where one villa is interchangeable with another at the same size — the plot itself is often the larger part of what’s being sold.

The buyer profile splits cleanly into two groups. The first is genuine automotive enthusiasts — buyers who want the Lamborghini design language in their home the way they’d want it in their garage, often the same people who actually own the cars the show-car bays were built for.

 The second is a smaller pool of collectors and investors drawn specifically to this development’s scarcity within Dubai Hills Estate: 40 units, fully sold since 2021, with no further supply of this exact product coming to this community. 

That scarcity is a meaningful part of the investment thesis here — though buyers should know the Lamborghini name itself isn’t unique to this address, since Lamborghini-branded residences also exist in other Dubai communities.

MARKET POSITION

Majestic Vistas launched from roughly AED 28 million per villa at initial release. Resale pricing today starts well above that, with listings into the AED 50 million-plus range for the strongest plots — golf course frontage, unobstructed park views, and skyline sightlines toward Burj Khalifa and Burj Al Arab command the clearest premium. 

Because the collection sold out years before most units completed, very little of this stock has ever traded — when a villa does list, it tends to attract serious interest quickly, largely because supply within this specific 40-unit cluster simply doesn’t grow.

THE ADVANTAGES

A design-led collaboration, not just branding. The Lamborghini design language shaped the architecture itself, carried through into interior finishes and furniture options.

Hard scarcity within this cluster. Forty villas, fully sold, no future phases in Majestic Vistas specifically.

Golf course and skyline positioning. The strongest plots offer fairway frontage with simultaneous views of Burj Khalifa and Burj Al Arab — a combination that’s rare even within Dubai’s ultra-luxury segment.

Backed by Dubai Hills Estate’s masterplan. Schools, healthcare, retail, and parks are already operational, not promised.

THE DRAWBACKS

Plot variation matters enormously. Two villas of similar size can carry very different value depending on frontage, obstruction from neighbouring units, and proximity to internal roads.

Thin resale market. With only 40 units and most owner-occupied or held by collectors, transactions are infrequent — this can mean slower exits as much as it means price stability.

Single product type. Every villa is six bedrooms; there’s no smaller entry point into this specific collection for buyers wanting brand exposure at a lower ticket size.

Naming confusion online. Some older listings and low-quality aggregator sites still describe the original pre-2021 Ambrose/Mulligan/Rowan/Albatross design rather than the current Lamborghini product — worth confirming which version a buyer is actually looking at when cross-referencing other sources.

Not the only Lamborghini-branded address in Dubai. Buyers drawn purely by the brand name should know other Lamborghini-affiliated residential projects exist elsewhere in the city, including Meydan — what’s genuinely scarce about Majestic Vistas is the 40-unit cap and the Dubai Hills location, not brand exclusivity on its own.

WHY THIS MATTERS FOR BUYERS

The right questions about a Majestic Vistas unit aren’t really about the development as a whole — they’re about the specific plot: fairway frontage or not, obstructed or unobstructed skyline view, proximity to neighbouring villas. 

Get the plot right, and this is one of the more distinctive assets in the Dubai Hills market. Get the plot wrong, and the Lamborghini name alone won’t carry the price the way buyers sometimes assume it will.
