Iman Developers is a Dubai-based boutique developer founded in 2016 and registered with the Dubai Land Department as Developer No. 1178 since March 2017. 

In under a decade the company has built one of the more consistent track records among Dubai’s private developers: a portfolio of around 19 registered projects concentrated in Jumeirah Village Circle, Arjan, Motor City, and Dubai Hills Estate, with more than 3,000 living spaces delivered.

TRACK RECORD

 

Delivery history is where Iman stands apart from much of the private-developer field. The company’s early projects, Oxford Residence and Oxford Residence 2 in JVC, were handed over in 2017 and 2018, and the pace never slipped: the Dubai Land Department recognized Oxford Residence 2 among the top ten fastest-moving projects of 2020 and awarded Iman the Speed of Development Award for 2021 for Oxford Boulevard. 

By the company’s own count, the portfolio stands at fifteen landmark developments with nine delivered and six underway, and independent tracking confirms completed projects across the Oxford series in JVC and Arjan, The Grove in Dubai Hills Estate (completed August 2024), and 10 Oxford in JVC (delivered Q4 2024).

Market reception has matched the delivery record: recent launches have sold out at speed, with Oxford Cove in JVC reaching approximately AED 300 million in sales within two hours of launch, and One Park Square selling out roughly USD 87 million of inventory in four hours.

The portfolio divides into three generations. The Oxford series in JVC and Arjan — Oxford Residence 1 and 2, Oxford Boulevard, Oxford Terraces 1 and 2, Oxford 212, Oxford Gardens, Oxford Villas, 10 Oxford — established the company’s formula: compact, well-amenitized buildings at accessible price points. The second generation stepped up in scale and location, led by The Grove in Dubai Hills Estate, a 121-unit boutique building notable for its smart home package — Philips EasyKey fingerprint locks and Google Nest thermostats in every apartment — and a rooftop amenity deck with infinity pool. 

The current generation is the largest: One Park Central (482 units), One Sky Park, One Park Square, and Sierra by Iman in Motor City (593 units with a 75,000 sq ft amenity deck), plus 15 Cascade featuring Versace Ceramics, and Oxford Cove, with deliveries scheduled between 2027 and 2029, alongside a first move into Al Sufouh.

WHAT DEFINES AN IMAN BUILDING

 

Three things recur across the portfolio. First, amenity density unusual for the price segment: rooftop pools, jacuzzis, games rooms, co-working spaces, and outdoor cinema and barbecue areas appear even in the compact JVC buildings.

 Second, smart home integration as standard rather than as an upsell — keyless entry, climate automation, and app control feature across recent projects. Third, aggressive payment plans on off-plan launches, typically structured 10/40/50 or 20/40/40 through handover.

BUYER’S PERSPECTIVE

 

For buyers, Iman occupies a specific niche: a private developer whose delivery history is verifiable and clean, operating in mid-market locations where the competition includes far less disciplined players. 

The projects are SPV-structured — each development held by a separate legal entity, which is standard practice — and registered through DLD with escrow accounts, which we verify as a matter of course. 

On the secondary market, completed Iman buildings such as The Grove and the Oxford series trade actively, with the smart home features and amenity packages supporting rental demand in their segments.
