STUDIOS IN DUBAI HILLS ESTATE: THE ONLY 6 BUILDINGS WHERE YOU CAN BUY ONE

In most Dubai communities a studio is the easiest way in. JVC, Arjan, Business Bay and Dubai South have thousands of them, and every new tower adds hundreds more. Dubai Hills Estate is different. Search for a studio here and you will find almost nothing.

The reason is not a gap in the listings. It is in the stock itself. We went through the registered units of more than 11,000 apartments in Dubai Hills Estate and found fewer than 100 studios. That is less than one apartment in a hundred. Nearly every building in the community starts at one bedroom, and only six have any studios at all.

If you want the Dubai Hills address at the lowest possible entry ticket, this is the complete map of where to look.

WHY DUBAI HILLS HAS SO FEW STUDIOS

Dubai Hills Estate was planned as a family community. Its core is an 18-hole championship golf course and one of the largest parks in the city, and around them sit schools, a hospital and Dubai Hills Mall.

The master plan was aimed at people who would live here for years, not at investors chasing the smallest possible unit.

Most developers who built in the community followed that logic. They designed around one, two and three-bedroom apartments, with generous layouts by Dubai standards. The studio, the default entry product almost everywhere else, was largely left out.

For buyers this means very limited choice. For owners it means very little competition.

THE SIX BUILDINGS WITH STUDIOS

Building Developer Number of studios Typical size
The Grove by Iman Iman Developers 43 approx. 370 to 485 sq ft
Prive Residence Ginco Properties 30 approx. 400 to 418 sq ft
Mallside Residence Royal Development Company 9 approx. 424 sq ft
The Pinnacle Pinnacle AKS Real Estate Development 8 approx. 414 sq ft
Ellington House III Ellington Properties 2 approx. 432 to 520 sq ft
Ellington House IV Ellington Properties 2 approx. 432 to 524 sq ft

Two buildings, The Grove by Iman and Prive Residence, hold more than three quarters of all studios in Dubai Hills Estate. In the other four, studios are a handful of units, usually in a single vertical stack or on one floor.

THE GROVE BY IMAN

The Grove by Iman Developers has the largest number of studios in the community, and more than a third of all its units are studios.

This makes it the main address in Dubai Hills for anyone looking for a studio, whether to live in or to rent out.

Sizes in the building range from approx. 370 to 485 sq ft, so compare floor plans carefully. In a studio, an extra 100 sq ft means more than 25 percent more living space. The larger units in the building are noticeably more comfortable and tend to rent faster.

PRIVE RESIDENCE

Prive Residence by Ginco Properties has the second-largest group of studios in Dubai Hills, about one in seven units in the building. Sizes are very consistent at around 400 to 418 sq ft, so buyers can compare units on view, floor and condition rather than size.

The building also offers one and two-bedroom apartments. It sits close to the central spine of the community, with easy access to Dubai Hills Mall and the park.

MALLSIDE RESIDENCE

Mallside Residence by Royal Development Company stands right next to Dubai Hills Mall and is developed in partnership with Hilton.

The lower floors of the tower are a Hilton hotel, and residents have access to hotel-branded amenities and services.

The building has only nine studios, all of approx. 424 sq ft, in two vertical stacks on the middle and upper floors.

Branded studios next to a major mall are one of the rarest products in Dubai Hills Estate. They interest both short-term rental investors and end users who want hotel-level service in a compact home.

THE PINNACLE

The Pinnacle by Pinnacle AKS Real Estate Development is a mid-rise building with studios, one and two-bedroom apartments.

It has eight studios of approx. 414 sq ft, one per floor from the second to the ninth floor, all in the same vertical stack.

Every studio in the building therefore has the same layout and orientation, so the main differences in price come from floor level and condition.

ELLINGTON HOUSE III AND IV

Ellington Properties built four Ellington House buildings in Dubai Hills, but only the third and fourth have studios, two in each.

All four of these studios are on the first floor and measure approx. 432 to 524 sq ft, which puts them among the largest studios in the community.

Ellington is known for design-led interiors and finishes, and its buildings in Dubai Hills are mostly made up of large one, two and three-bedroom apartments. A studio here is a boutique product. Only four exist, and they rarely come to market.

WHY STUDIOS IN DUBAI HILLS ARE WORTH WATCHING

Scarcity is the key point. Dubai Hills Estate has thousands of one-bedroom apartments and fewer than a hundred studios.

A studio coming to market here competes with very few alternatives, and buyers who want the address at the lowest ticket have almost nowhere else to go.

The tenant profile is also clear. Studios suit single professionals working in Al Quoz, Al Barsha, Downtown or Business Bay who want a modern building with a gym and pool, a central location and walking distance to the mall, without paying for a second room.

In a community built for families, that tenant has very few options, which supports demand for the studios that do exist.

THE RUNNING COSTS

Apartment service charges in Dubai Hills Estate are generally AED 18 to 22 per sq ft per year, calculated on the built-up area.

For a typical 420 sq ft studio this means roughly AED 7,600 to 9,200 a year. Rates are approved annually through Mollak and should be verified for the specific building before any transaction.

In branded buildings such as Mallside Residence, service charges can be higher because of the hotel-level services included.

WHAT TO CHECK BEFORE BUYING A STUDIO IN DUBAI HILLS

Check the view. In a small unit the window is the room, and a view over the park, the pool or the community is worth paying for.

Ask about the tenancy. Many studios are bought as investments and sold with a tenant in place. This affects both the price and when you can move in.

Be ready to move quickly. With so few studios in the community, a well-priced unit in Dubai Hills rarely stays on the market for long.

THE BOTTOM LINE

Studios are the rarest apartment type in Dubai Hills Estate, and the search comes down to six buildings: The Grove by Iman Developers, Prive Residence by Ginco Properties, Mallside Residence by Royal Development Company, The Pinnacle, and Ellington House III and IV by Ellington Properties.

Most of the choice is in The Grove and Prive. In the other four, studios appear only occasionally.

That scarcity is exactly what makes a well-chosen studio in Dubai Hills worth considering, both as a first home in an established community and as an investment with very little direct competition.
