Branded Residences in Dubai Hills Estate: All 12 Projects and What “Interiors by” Really Means

Vida Dubai Hills handover 2BR corner resale pool view park

For most of its history Dubai Hills Estate sold itself on the golf course, the park and the mall. Buildings were simply “Emaar in Dubai Hills” or “Ellington in Dubai Hills”, and the community name was the brand.

That has changed. Over the last few years branded projects have arrived one after another: hotel names on apartment towers, a car brand on villas, a fashion designer on interiors, and a new label that confuses many buyers, “Interiors by Vida”. Today there are twelve branded projects in Dubai Hills Estate, and they are not all the same product.

Here is the complete list and what each type of branding actually gives you.

THREE TYPES OF BRANDING

Before looking at the projects, it helps to separate three very different things that are all marketed as “branded”.

Hotel-branded residences carry the name of a hotel brand: Address, Palace, Vida, Hilton or Hyde. The brand is part of the identity of the building, and the residences are designed to the brand’s standards and usually come with hotel-style amenities and services.

“Interiors by” projects borrow only the design language of a brand. The apartments are finished in the style of the brand, but the building is not a branded residence and is managed like any other residential building in the community.

Design and lifestyle collaborations link a property to a name from outside hospitality, a car maker or a fashion house, usually for architecture or interiors.

ADDRESS VILLAS HILLCREST

The first hotel-branded product in Dubai Hills Estate, and still the only branded villa community in it. Emaar built 51 five-bedroom villas under the Address Hotels + Resorts name, with built-up areas of around 10,000 sq ft over four levels, in Classic and Modern styles. The project is completed and lived in, which makes it the only hotel-branded home in Dubai Hills you can move into today.

MALLSIDE RESIDENCE

Developed by Royal Development Company in partnership with Hilton, Mallside Residence is a tower right next to Dubai Hills Mall. The lower floors are a Hilton hotel and the residences sit above, with access to hotel-branded amenities and services. For buyers who want to walk to the mall and live inside a hotel ecosystem, nothing else in Dubai Hills is this close.

HYDE RESIDENCES

Hyde is a lifestyle hotel brand known for a younger, design-led style rather than classic luxury. Hyde Residences by City View Developments is a single building with one to three-bedroom apartments and three-bedroom duplexes, and it is positioned as the only lifestyle-branded residence in Dubai Hills. Handover is expected in early 2027.

THE THREE VIDA RESIDENCES

Vida is Emaar’s own contemporary hotel brand, aimed at a younger, active audience. No other brand has as many projects in Dubai Hills Estate. There are three Vida-branded residences in the community, each in a different district.

Vida Residences Dubai Hills is a tower of around two dozen floors close to Dubai Hills Park and the business park, with one to three-bedroom apartments and three-bedroom townhouses at the base. Handover is expected in 2028.

Vida Residences Club Point is a three-building project close to the golf course and the Club Drive area, with one to three-bedroom apartments. One-bedrooms range from approx. 736 to 916 sq ft, two-bedrooms from approx. 1,086 to 1,359 sq ft and three-bedrooms from approx. 1,557 to 1,813 sq ft. The project sold out at launch, and handover is expected in early 2029.

Vida Residences Hillside brings the brand to the newer Hillside district, with apartments and townhouses, many of them overlooking Dubai Hills Park. Handover is expected in 2029.

Together, the three projects make Vida the dominant branded name in Dubai Hills. That is good for brand recognition, but it also means future Vida resales will compete with each other. When buying, compare the three on location, view and layout, not just on the name.

PALACE RESIDENCES DUBAI HILLS AND PALACE RESIDENCES HILLSIDE

Palace is Emaar’s classic Arabian-luxury hotel brand, best known for Palace Downtown. Palace Residences Dubai Hills is the larger of the two projects, with around 620 homes in three buildings, from one-bedroom apartments to townhouses, half floors and full floors. Palace Residences Hillside brings the brand to the Hillside district, with apartments and a limited number of townhouses.

THE “INTERIORS BY” FORMAT

Project Interiors Developer Format Status
Park Lane Interiors by Vida Emaar 1 to 3-bedroom apartments and townhouses Handover expected 2028
Parkwood Interiors by Vida Emaar Apartments in low-rise buildings Handover expected 2029

“Interiors by Vida” is a format Emaar created for Dubai Hills Estate, and it is the most misunderstood label in the community.

Park Lane and Parkwood are not Vida residences. They are standard Emaar residential projects in which the apartments are finished in Vida’s design style: relaxed, minimalist interiors with the same materials, palette and fit-out logic as Vida hotels. That is where the brand stops.

In practice this means:

The building does not carry a hotel brand and is not operated by Vida.
There are no hotel services such as concierge, housekeeping or a branded front desk as part of the product.
Management and service charges follow the normal residential model for Dubai Hills apartments, generally AED 18 to 22 per sq ft per year.
Entry prices are lower than in fully branded Vida towers. Park Lane launched from around AED 1.4 million, below the branded Vida and Palace projects.

For many buyers this is exactly the point. You get a designer interior and the Dubai Hills address without paying the full branded premium or the higher running costs that come with hotel-level services. What you should not expect is the resale premium of a true branded residence. With three genuine Vida Residences in the same community, the difference will be obvious to every future buyer. When you sell, you are selling a well-finished Emaar apartment, not a Vida residence.

DESIGN AND LIFESTYLE COLLABORATIONS

Project Collaboration Developer Format
Lamborghini Mansions, Majestic Vistas Inspired by Automobili Lamborghini Emaar 40 six-bedroom villas
Palm Hills Interiors designed by Elie Saab Emaar Five-bedroom villas

LAMBORGHINI MANSIONS

Launched by Emaar in partnership with Lamborghini in 2021, these 40 six-bedroom villas in Majestic Vistas sold out quickly. The design translates the angular, futuristic language of Lamborghini cars into architecture, with plots of roughly 12,600 to 14,400 sq ft. They are among the most recognisable villas in Dubai Hills and some of the rarest, since all 40 are in private hands.

PALM HILLS

Palm Hills is a villa district along the golf course with large and extra-large five-bedroom villas whose interiors are designed by Lebanese couturier Elie Saab. It is his first interior concept in Dubai Hills Estate. Like “Interiors by Vida”, the collaboration covers design rather than hotel services.

WHAT YOU ACTUALLY PAY FOR

A hotel brand on a building usually means three things: a design standard set by the brand, amenities and services modelled on the hotel, and a name that can help resale and short-term rental performance. The cost is a higher purchase price and, often, higher service charges than a standard residential building, because the services have to be paid for every year.

An “Interiors by” or design collaboration gives you the first of these three, the design, at a lower price point. It does not give you the services, and its resale advantage depends on how well the interiors age and how buyers value the name in five or ten years.

Neither is better by default. The right choice depends on whether you are buying to live, to rent long term, or to rent short term, and on whether you value services or simply a well-designed home.

WHAT TO CHECK BEFORE BUYING BRANDED IN DUBAI HILLS

Ask what the brand actually provides after handover: services, management, or only design.

Ask for the projected service charges and what they cover, and compare them with the AED 18 to 22 per sq ft per year typical for standard Dubai Hills apartments. Rates are approved annually through Mollak.

Check whether short-term rental is allowed and on what terms. Some branded buildings restrict holiday letting or require you to use an approved operator.

Read the brand agreement period. Hotel brand licences are signed for a fixed term, and buyers should know what happens to the name when it ends.

Compare the price per sq ft with the nearest non-branded building of similar quality. The difference is the price of the brand, and you should be comfortable with it.

THE BOTTOM LINE

Dubai Hills Estate now has twelve branded projects. Eight are hotel-branded:

Address Villas Hillcrest, Mallside Residence by Hilton, Hyde Residences, the three Vida Residences in Dubai Hills, Club Point and Hillside, and the two Palace Residences. Two are “Interiors by Vida” projects, Park Lane and Parkwood.

Two are design collaborations, Lamborghini Mansions and Palm Hills by Elie Saab. Only Address Villas Hillcrest and the Lamborghini Mansions are completed today, so most of this market is still off-plan.

The brand on the brochure can mean a full hotel lifestyle or just a beautiful kitchen. Know which one you are buying before you pay for it.
