Club Villas is a gated community of 150 villas by Emaar Properties, positioned directly beside Dubai Hills Golf Club — the closest villa address to the clubhouse and course in the entire estate.

 Construction began in November 2017 and the community was handed over in October 2021, the original 2020 deadline having shifted due to the pandemic. Four and a half years on, Club Villas is a settled, fully landscaped community with real transaction and rental history, and one of the smallest villa communities in Dubai Hills Estate by unit count — a structural feature that keeps available supply tight at any given moment.

Every villa in the community comes with a private garden, double carport, and a rooftop terrace — the terrace being the signature Club Villas feature, with golf course or skyline orientation depending on position.

VILLA TYPES AND LAYOUTS

The community offers two core products. Three-bedroom semi-detached villas from around 2,930 sq. ft. form the bulk of the stock: open-plan ground floor with living, dining, and kitchen opening to the garden, maid’s room, and family bedrooms upstairs.

 Four-bedroom units extend to around 3,385–3,467 sq. ft., with the six detached villas at the top of the hierarchy.

Within each configuration, the market prices three attributes: single row (no back-to-back neighbour), corner position (wider plot, one attached side, more light), and golf course proximity. Corner single-row units are the scarcest combination and consistently command a resale premium.

LOCATION

Club Villas sits on the golf course side of Dubai Hills Estate, with access via Al Khail Road and Umm Suqeim Street. 

Downtown Dubai and Business Bay are within 15–20 minutes, Dubai Marina within about 25 minutes. Dubai Hills Mall, Dubai Hills Park, GEMS International School, GEMS Wellington Academy, and King’s College Hospital are all inside the community.

SERVICE CHARGES

Villa service charges in Club Villas run at approximately AED 3.5 per sq. ft. per year, in line with Dubai Hills Estate villa communities. For a typical 3,134 sq. ft. three-bedroom villa, this translates to approximately AED 11,000 per year; for a 3,467 sq. ft. four-bedroom, approximately AED 12,000 per year.

Rates are approved annually by RERA through the Mollak system and can change from year to year; the applicable rate is verified before any transaction.

PRICES AND INVESTMENT PERFORMANCE

Club Villas launched with three-bedroom units from approximately AED 3.2M and four-bedroom units from AED 4.2M. Current resale pricing runs from approximately AED 7.5–8.5M for three-bedroom villas and AED 9M+ for four-bedroom stock, with corner, single-row, and upgraded units pricing above these ranges — appreciation of well over 100% since launch, among the strongest villa performances in Dubai Hills Estate.

Three-bedroom villas typically rent in the range of AED 350,000–420,000 per year, implying gross yields of roughly 4.5–5%. The investment case rests less on yield than on scarcity: 150 units total, single-digit listings at most points in the market cycle, and a location premium — walkable golf club access — that cannot be replicated by newer supply elsewhere in the estate.

WHO CLUB VILLAS SUITS

Golfers, obviously — no other villa community in Dubai Hills puts the clubhouse within walking distance. Families who want a compact, fully established gated community rather than a large district still absorbing handovers.

 And buyers focused on capital preservation: small communities with fixed supply and a non-replicable location attribute historically hold value through market cycles better than high-supply districts.
