OVERVIEW
Maple is Emaar’s townhouse community in Dubai Hills Estate, built in three phases: Maple 1, Maple 2 and Maple 3. Together they hold around 1,860 townhouses, which makes Maple the largest townhouse community in Dubai Hills Estate and one of its most actively traded.
All three phases are completed and handed over. Homes are three-, four- and five-bedroom townhouses, each with a maid’s room, a private garden and covered parking. Four-bedroom homes form the core of the community, while five-bedroom units are concentrated in Maple 1 and are rare in Maple 3.
SOLD PRICES
Between late June and early October 2026, 25 Maple townhouses were transferred at the Dubai Land Department, at an average of AED 5.18 million and AED 2,152 per square foot of built-up area.

Three-bedroom homes sold for a median of AED 4.78 million, four-bedroom homes for AED 5.45 million and five-bedroom homes for AED 6.2 million. The spread within each bedroom type is wide: three-bedroom townhouses changed hands anywhere from AED 4.0 to 5.4 million, depending on phase, position and condition.

PRICES BY PHASE
The three phases do not trade at the same level. Maple 3 consistently achieves the highest prices, at a median of AED 2,226 per square foot, around 7% above Maple 1 at AED 2,078. Maple 2 sits between the two.
The gap is clearest in three-bedroom homes. The median three-bedroom in Maple 3 sold for about AED 5.09 million, against AED 4.67 million in Maple 1. For buyers, Maple 1 offers the lowest entry price per square foot and the widest choice of five-bedroom homes. For sellers, Maple 3 commands the strongest pricing.

Plot size matters less than many buyers expect. In the period covered, four-bedroom homes on plots above 3,000 sq ft sold for AED 4.99 to 6.0 million, while those on plots of about 2,200 sq ft sold for AED 5.0 to 5.45 million. Phase, position and condition moved prices more than plot size alone.
RECENT TRANSACTIONS
The most recent transfers show prices holding steady through the summer and into October, with four-bedroom homes trading between AED 5.0 and 6.0 million and the strongest results in Maple 3.

ASKING PRICES VS ACTUAL SALES
At the time of writing, active listings in Maple averaged AED 2,301 per square foot, while recent transfers averaged AED 2,152. Sellers are asking about 7% above what buyers have actually paid.
Sale agreements that have been signed but not yet transferred averaged AED 2,225 per square foot, slightly above registered transfers. Prices are holding rather than falling, but asking prices are running ahead of the market.
For buyers, recent transfers are a better guide to fair value than listing prices. For sellers, pricing close to recent transfers rather than current asking levels is the faster route to a sale.

MARKET CONTEXT
Across Dubai Hills Estate as a whole, average prices stood at about AED 1,644 per square foot in September 2026, down 2.2% year on year after a strong 2025. Maple trades well above the community average, reflecting continued demand for completed family townhouses close to schools, parks and Dubai Hills Mall.
RENTS AND YIELDS
Maple remains one of the most consistent rental markets in Dubai Hills Estate. Twenty-five lease contracts were registered in October 2026 alone, most of them new leases, at an average annual rent of about AED 250,000.
Three-bedroom townhouses leased for a median of AED 222,500 a year, four-bedroom homes for AED 250,000 and five-bedroom homes for about AED 302,500. Measured against recent sale prices, that is a gross rental yield of around 4.6 to 4.9%, with five-bedroom homes slightly ahead.
Landlords are asking more than tenants are paying. The median asking rent for a three-bedroom townhouse is about AED 247,500, roughly 11% above recent contracts, and for a four-bedroom home about AED 270,000, around 8% above. As with sale prices, signed contracts are the better guide to what a property will actually achieve.
Maple is a stable rather than high-yield investment. Returns are driven by consistent tenant demand from families and long-term capital value rather than by rental income alone. After service charges and other costs, net yields will be lower than the gross figures above

UNIT TYPES AND LAYOUTS
Three-bedroom townhouses have around 2,250 to 2,280 sq ft of built-up area on plots of about 2,090 to 2,180 sq ft. Four-bedroom homes range from about 2,400 to 2,500 sq ft, with the widest variety of plots, from around 2,160 sq ft to more than 3,400 sq ft. Five-bedroom homes offer about 2,700 to 2,735 sq ft on plots of roughly 2,865 to 3,250 sq ft. Larger plots typically belong to end and corner units.

WHAT TO KNOW BEFORE BUYING
Maple is a completed, liquid community with steady transaction volumes, which makes resale easier than in newer or smaller projects.
Phase matters. Maple 3 trades at a premium, while Maple 1 offers the lowest entry price per square foot and the largest share of five-bedroom homes.
Do not pay for plot size alone. Recent sales show that a bigger plot does not automatically mean a higher price. Condition, position and phase weigh just as much.
Use transfers, not listings, to judge price. Asking prices are currently running about 7% above registered sales.
Maple townhouses are attached homes with shared walls. Buyers looking for full privacy should compare with semi-detached and detached villa communities in Dubai Hills Estate.
