For a Fairway Vistas villa of 8,286–9,212 sq. ft. built-up area, that translates to approximately AED 29,000–32,000 per year.

 Rates are approved annually by RERA through the Mollak system and should be verified for the specific unit before any transaction, along with whether the charge base for the unit is calculated on built-up area or plot.

PRICES

Fairway Vistas trades in the tens of millions of dirhams. Current asking prices for extensively upgraded seven-bedroom villas on large plots run to around AED 52M — approximately AED 5,600–5,700 per sq. ft. of built-up area.

 Original-condition units price below that level, with the gap reflecting the 12–18 month renovation cycle a buyer would otherwise take on. 

Pricing in the district is scarcity-driven: with 65 villas and minimal turnover, comparables are thin and sellers are rarely under pressure to transact.
