Maple townhouses are the cheapest way into a 3-bedroom home in Dubai Hills Estate. Current asking rents run from AED 205,000 to AED 275,000 per year, with most landlords settling around AED 230,000–235,000.

 These are standard-size townhouses without the larger plots or corner positions that push prices up elsewhere in the community — a straightforward, well-located option for tenants who want the Dubai Hills address without paying for the premium sub-communities.

SIDRA- THE MID-TIER VILLA SET UP

Sidra is where townhouses give way to proper villas, and the price range widens accordingly: AED 280,000 to AED 550,000 per year for a 3-bedroom, with most deals landing closer to AED 380,000–395,000. 

The spread here comes down to plot size and position — an interior plot near the entrance rents for meaningfully less than a larger or better-positioned unit deeper into the community.

CLUB VILLAS – SEMI-DETACHED, GOLF COURSE

Club Villas sits directly on the loop road around Dubai Hills Golf Club, and it prices accordingly: AED 340,000 to AED 550,000 per year for a 3-bedroom, with a typical asking rent around AED 420,000–460,000.

 Corner plots, golf course proximity, and the community’s roof-terrace layouts (a feature that isn’t standard everywhere in Dubai Hills) are what separate this tier from Sidra despite the overlapping bedroom count.

Golf Place is the point at which the market shifts away from 3-bedroom stock almost entirely — nearly everything available is 4-bedroom and up.

These are exclusively 6- and 7-bedroom homes: Majestic Vistas runs from roughly AED 1,900,000 up to AED 5,300,000 per year, with most listings clustering around AED 4,200,000, including several branded properties (one listed as a Lamborghini-branded villa). 

Emerald Hills is similar territory, with 6- to 7-bedroom villas asking AED 2,500,000 to AED 5,900,000 per year. This is the ceiling of what’s available to rent anywhere in the community.

If budget is the priority, Maple gets you a 3-bedroom home for the least money.

 Sidra and Club Villas sit in a similar bedroom bracket but price differently based on plot position and golf-course proximity. Once you’re looking at Golf Place and above, expect to be shopping for 4 bedrooms or more as a baseline.
