OVERVIEW

Executive Residences is a completed Emaar development located within the Park Ridge district of Dubai Hills Estate, delivered across two phases.

The defining feature of this project at launch was the free zone business setup. Emaar partnered with DMCC to designate the buildings as a free zone environment, and buyers who paid a set portion of the purchase price received a renewable three-year business licence and a renewable three-year family residence visa. The package included 100 percent business ownership, full capital repatriation, and a discount on licence renewal.

For buyers on the secondary market today, this is worth understanding clearly. The original licence incentive was a launch offer tied to the off-plan purchase, so resale buyers should verify directly with Emaar and DMCC what licence arrangements, if any, transfer with the unit or can be newly established. The home-office zoning of the building itself remains a genuine differentiator: it is one of very few residential addresses in Dubai Hills Estate where operating a registered business from home is part of the building’s original concept rather than a grey area.

LOCATION AND CONNECTIVITY

Executive Residences sits in Park Ridge, on the park-facing side of Dubai Hills Estate. Dubai Hills Park, with its jogging track, skate park, splash pad, and outdoor gym, is effectively the front garden of the development. Dubai Hills Mall, with more than 600 retail and dining outlets, is a few minutes away by car.

Access to Al Khail Road puts Downtown Dubai and Business Bay roughly 15 to 20 minutes away, with Dubai Marina in a similar range depending on traffic. King’s College Hospital London and the GEMS schools cluster serve the community’s healthcare and education needs. Dubai International Airport is approximately 25 to 35 minutes by car.

Residents have access to a communal swimming pool, gymnasium, children’s play areas, and landscaped podium spaces. Reflecting the entrepreneurial concept, the development also includes meeting areas and a business cafe intended as informal workspace and networking space. Building services include 24-hour security.

Beyond the buildings themselves, residents benefit from the full Dubai Hills Estate infrastructure: the 18-hole championship golf course, cycling and running routes, community retail at Dubai Hills Boulevard, and the park network that runs through the master plan.

The third is the investor targeting the Dubai Hills Estate rental market, where park-facing mid-rise apartments in completed, handed-over buildings attract steady tenant demand from professionals working in Business Bay, Downtown, and Dubai Media City.

SECONDARY MARKET PERSPECTIVE

As a completed and handed-over project, Executive Residences trades entirely on the secondary market. 

This means buyers can inspect the actual unit, verify the view, assess building maintenance, and review service charge history before committing, none of which is possible with off-plan purchases. Units here compete with neighbouring Park Ridge and Park Heights buildings, so pricing tends to track the broader park-facing apartment segment of Dubai Hills Estate.
