Park Ridge is a completed Emaar residential cluster in Dubai Hills Estate, sitting on the park-facing side of the community alongside Dubai Hills Park and the boulevard.

 It comprises three apartment buildings (A, B and C) rising to around 22 to 23 storeys, together with a row of 21 podium townhouses, for a total of roughly 462 homes. Construction began in 2017; the first phase was handed over in 2021 and the cluster completed in 2022, verified against DLD records.

Within the same cluster, Emaar marketed a portion of the apartments under the Executive Residences banner (phases I and II) — the home-office concept with a DMCC free-zone business licence.

The design language is the contemporary Emaar style typical of Dubai Hills: clean facades, generous glazing, and buildings arranged around courtyards with zen and yoga gardens, infinity pools, children’s play areas and running tracks. The position is greener and quieter than the Park Heights end of the community, while still keeping Dubai Hills Mall within a short drive.

Park Ridge offers one, two and three bedroom apartments plus podium townhouses. Ground-floor apartments come with private gardens; upper floors have balconies.

The podium townhouses are a distinctive product for the community: three-bedroom duplex homes with a maid’s room, a private garden, and in the larger types a basement level, laid out over ground and first floors.

THE EXECUTIVE RESIDENCES DISTINCTION

 

The Executive Residences buildings within Park Ridge were sold with a home-office concept: apartments packaged with a renewable DMCC free-zone business licence and residence visa, allowing an owner to register and run a company from the home address.

 For a secondary-market buyer this is worth understanding clearly. The licence incentive was a launch offer tied to the original off-plan purchase, so a resale buyer should verify directly with Emaar and DMCC what arrangement, if any, transfers with the unit or can be newly set up.

LOCATION AND CONNECTIVITY

 

Park Ridge sits just off Al Marabea Street, between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), which gives quick access across the city in both directions.

 Dubai Hills Park is on the doorstep, Dubai Hills Mall is a few minutes away, and Downtown Dubai and the Burj Khalifa are roughly a fifteen-to-twenty minute drive depending on traffic. 

Schools within the community, including GEMS International School Al Khail and GEMS Wellington Academy Al Khail, are close by.

 

AMENITIES

 

Residents share the wider Dubai Hills Estate offering: the 18-hole championship golf course, Dubai Hills Park, landscaped walkways, jogging and cycling tracks, community pools, and the mall.

 At building level, Park Ridge adds fully equipped gymnasiums, infinity-edge pools, children’s play areas, courtyards with zen and yoga gardens, and ground-floor retail.

SECONDARY MARKET

 

Park Ridge is a ready, title-deed community, so secondary sales are standard DLD transfers rather than off-plan assignments. 

The most actively traded segment is the two-bedroom apartment, and most of the recorded transactions come from the Executive Residences buildings within the cluster.

Exact pricing depends on building, floor, view and whether the unit is a garden balcony or townhouse layout, so any figure should be checked against current comparable transfers before an offer.

 

SERVICE CHARGES

 

Park Ridge carries a service charge of approximately AED 19.65 per sq ft per year, which sits within the AED 18 to 22 per sq ft per year band typical of Dubai Hills apartments.

For a typical 1,000 sq ft two-bedroom, that is about AED 19,650 per year. Townhouse and garden units are charged on a larger area base, so their annual figure is correspondingly higher.

Service-charge rates are approved annually through the RERA-regulated Mollak system and should be verified against the current approved budget before any transaction, as figures move year to year.

Park Ridge suits a buyer who wants a newer, park-facing Dubai Hills address with larger internal layouts and one of the lower annual holding costs in the community.
