THE THREE PHASES

 

Maple was delivered in three distinct phases, each completed at a different stage of Dubai Hills’ growth, and each carrying a slightly different character as a result.

Maple 1 was the first to complete, handed over in September 2019, alongside the rest of the original Dubai Hills golf-course-facing zone. As the oldest phase, it’s the most established — landscaping is mature, the community feel is settled, and it sits closest to the original core of the masterplan.

Maple 2 followed, completed in January 2022 — built once Dubai Hills’ central infrastructure (the park, early retail) was already taking shape, giving it slightly more immediate access to amenities from day one than Maple 1 had at its own handover.

Maple 3 is the most recent phase, completed last and benefiting from the fully matured community around it — Dubai Hills Mall, the park, and the wider amenity base were already operational by the time Maple 3 residents moved in.

All three phases share the same underlying design language and townhouse typology — the differences are about timing and surrounding maturity, not about build quality or finish standard, which Emaar has kept consistent across the cluster.

Maple townhouses run 3 to 5 bedrooms, with built-up areas roughly between 2,200 and 3,200+ sqft depending on type and phase. Maple’s scale is both its strength and the thing buyers need to navigate carefully. With 1,300+ units across three phases, it’s the most liquid villa-style cluster in Dubai Hills — easier to buy into and easier to exit than the smaller, tighter clusters like Golf Grove or Sidra.
