Club Villas vs Golf Grove Dubai Hills Estate what is better

OVERVIEW

If you have been shortlisting three and four-bedroom villas in Dubai Hills Estate, you have almost certainly looked at both Club Villas and Golf Grove without realising how closely related they are. 

They are not similar projects. They are, to the square foot, the same house — built by the same developer, to the same floor plans, with the same roof terrace and the same community pool. And yet one trades at a thirty to fifty percent premium per square foot over the other.

This is a case study in what you are actually paying for in Dubai Hills, and why the headline price per foot can mislead.

THE PRODUCT IS IDENTICAL

Put the two developer floor plans side by side and the resemblance stops being a resemblance. It becomes a match.

A Club Villas three-bedroom runs 271 to 272 sq m of built-up area. A Golf Grove three-bedroom runs 270 to 273 sq m. 

The four-bedroom in both is 312.94 sq m. These are not comparable layouts, they are the same layout: entry-level terrace 2.7 by 8.1 metres, rooftop terrace 6.4 by 8.0, garage 6.0 by 6.4, master bedroom 3.8 by 5.1. The room dimensions match across both brochures because the drawing is the same drawing.

Both give you the same internal arrangement: a ground floor with an enclosed kitchen, living, dining, lounge, powder room, laundry and a maid’s room with its own bathroom; a first floor with the master suite, dressing and two further bedrooms; and a full rooftop terrace of around 6.4 by 8.0 metres.

 Both share a community swimming pool rather than a private one. Both hand over as complete two-storey villas with a double carport.

The only genuine product difference is the styling catalogue. Club Villas offers five façade styles — Modern, International, Minimalist, Cubic and Contemporary — and includes a slightly larger standalone type alongside the twin units.

 Golf Grove offers three — Eames, Savoye and Aalto. That is a difference of exterior finish and a marginally wider choice, not a difference of house.

THE PRICE IS NOT

Here is where they part company. These are recorded DLD transactions, not asking prices.

Club Villas four-bedroom, 3,358 sq ft BUA, sold at AED 13,500,000 — around AED 4,111 per sq ft. Three-bedroom units, around 2,855 sq ft BUA, changed hands at AED 7,900,000 to 8,250,000, or roughly AED 2,732 to 2,854 per sq ft.

Golf Grove four-bedroom, 3,357 sq ft BUA — effectively the identical unit — sold at AED 9,300,000 to 9,900,000, or around AED 2,500 to 2,730 per sq ft. Three-bedroom units, around 2,863 to 2,903 sq ft BUA, sold at AED 7,400,000 to 8,100,000, or roughly AED 1,778 to 2,059 per sq ft.

Same house. On the four-bedroom, Club Villas commands roughly AED 4,111 per foot against Golf Grove’s AED 2,500 to 2,730 — a premium in the region of fifty percent. On the three-bedroom the gap is narrower but still substantial, roughly a thirty percent premium.

WHERE THE PREMIUM ACTUALLY COMES FROM

It is not the building, because the building is the same.

 It is not the plot — the Club Villas four-bedroom that sold for 13.5 million sits on a smaller plot, around 3,284 sq ft, than the Golf Grove four-bedroom on 3,627 sq ft. It is not the age — Club Villas is the older of the two, and older stock does not usually carry a premium over near-identical newer stock.

It is location within the community, and the masterplan makes it obvious.

Club Villas sits in the centre of the golf side of Dubai Hills Estate, immediately beside the Golf Club and clubhouse, ringed by Fairways, Hills Grove and the course itself. It is embedded in the most prestigious part of the community, a short walk from the clubhouse and adjacent to the mansion districts.

Golf Grove sits at the far southern edge of the estate, below Golf Place II, on the outer boundary of the golf side — the furthest of the two from the clubhouse, the retail spine and the main entry.

So the premium is a location premium in its purest form. Two identical Emaar villas, and the market pays up to fifty percent more per foot for the one nearer the club. Nothing about the house explains it.

WHO EACH ONE SUITS

Choose Club Villas if proximity to the clubhouse and a central golf-side address genuinely matters to you — for daily use of the club, for the prestige of the location, or because you believe that central position will hold its premium better over time. 

You are paying for the address, and in a resale market that address has historically defended its price.

Choose Golf Grove if you want this specific villa — this layout, this size, this roof terrace — at the lowest entry point, and you are comfortable being on the quieter periphery of the golf side rather than beside the club.

 You get the same house, the same finishes and the same rooftop for materially less per foot. 

For an owner-occupier who does not live at the clubhouse, or an investor focused on cost basis rather than trophy location, Golf Grove is the more efficient buy.

ONE FIGURE TO CHECK EITHER WAY

Service charges run at AED 6.56 per sq ft in Club Villas and AED 7.55 per sq ft in Golf Grove, both assessed annually through Mollak. 

Curiously, the cheaper villa to buy carries the slightly higher annual charge — a small point, but one that belongs in any honest running-cost comparison.

THE TAKEAWAY

Club Villas and Golf Grove prove a point that runs through the whole of Dubai Hills Estate: the price per square foot tells you where a villa sits, not what it is.

When the house is held constant — as it is almost perfectly here — everything left in the price is location. 

Whether that location premium is worth thirty to fifty percent is a decision only the buyer can make, but it should be made knowing that it is a premium on the postcode, not on the property.
