CHEAPEST VS BEST VALUE APARTMENTS IN DUBAI HILLS ESTATE
The cheapest apartment in Dubai Hills Estate and the best-value apartment are rarely the same unit.
Entry price tells you what gets you through the door; it doesn’t tell you what you’re actually getting per square foot, what it will rent for, or how easily it resells. This guide breaks the community down the way a buyer actually shops — by budget — and then, at the end, shows where the real value sits once you look past the sticker price.
HOW DUBAI HILLS APARTMENTS ARE PRICED
Ready apartments in Dubai Hills Estate currently trade at roughly AED 1,400 to 2,500 per square foot, with off-plan launches averaging around AED 2,455 per square foot because early-entry pricing carries an appreciation premium.
Apartment prices rose about 11.2 percent in the year to March 2026, and community occupancy sits above 87 percent. Two things move price most within the community: the building’s position relative to the golf course and Dubai Hills Park, and the size of the unit, since smaller apartments always carry a higher price per foot than larger ones.
Golf-facing units command roughly a 15 to 20 percent premium over park or road-facing units in the same building.
UNDER AED 1 MILLION — THE ENTRY POINT
The cheapest way into Dubai Hills Estate is a studio, and the two buildings to look at are Collective and Socio, both designed around compact, well-finished studios with shared amenities.
Studios here start from around AED 744,000 to 935,000 depending on floor, size and view.
This band is an investor’s entry, not a family one: the apartments are small, but they carry the highest rental yields in the community and sit within walking reach of Dubai Hills Mall and the park. If your goal is yield and a low entry price rather than space, this is where you start.
AED 1 TO 1.5 MILLION — THE FIRST ONE-BEDROOMS
This is the sweet spot for a first home or a solid rental one-bedroom. Established, park-adjacent buildings such as Park Heights, Executive Residences, Park Ridge, Acacia and Mulberry offer one-bedroom apartments from roughly AED 1.38 to 1.5 million.
These are the most liquid, most walkable addresses in the community, close to the mall, the park and the schools, and they resell and rent easily because demand for them is constant. For most first-time buyers in Dubai Hills, this band gives the best balance of price, location and livability.
AED 1.5 TO 2.5 MILLION — TWO-BEDROOMS AND BETTER ADDRESSES
At this level you move into two-bedroom family apartments, or into larger and better-positioned one-bedrooms in the golf-facing buildings.
Two-bedrooms in Park Heights, Park Ridge, Acacia, Mulberry, Lime Gardens and Club Drive sit through this range, and a golf-facing one or two-bedroom in a building like Golf Suites also lands here, with one-bedrooms in that building transacting around AED 1.7 million.
This is the band where you start paying for either space or position, and the choice between the two is the main decision.
AED 2.5 TO 3.5 MILLION AND ABOVE — FAMILY AND GOLF UNITS
Three-bedroom family apartments and golf-facing two-bedrooms sit here.
Three-bedrooms in Park Heights and Park Ridge run through this range, while a golf-facing two-bedroom in Golf Suites or Golf Residences by Fortimo commands a premium for the view.
At the top of the apartment market, large golf-facing three-bedrooms push toward AED 4.5 to 4.8 million, with the largest layouts in premium buildings going higher.
WHAT THE GOLF VIEW ACTUALLY COSTS
Golf-facing buildings — Golf Suites, Golfville, Golf Residences by Fortimo, Vida Residences and Ellington House — carry a 15 to 20 percent premium over comparable park or road-facing stock. In Golf Suites, for example, three-bedrooms have transacted around AED 4.7 million, or roughly AED 2,748 per square foot, which is the highest rate in that building and above its one and two-bedroom units.
That is the golf premium at work. It is worth paying when the position is genuinely scarce and you value the view and the resale demand it creates. It is not worth paying when it’s a small unit dressed up with an inflated price per foot, because on a compact apartment the view premium buys you less usable home for more money.
WHERE THE REAL VALUE IS
Here is the part the price ladder hides. The cheapest apartment is almost never the best value, and the most expensive is not automatically the safest.
Studios carry the lowest entry price but the highest price per square foot and the highest yield, so they suit investors chasing return, not families chasing space. Large three-bedrooms carry the lowest price per foot but the lowest yield, so they suit end users, not yield hunters.
The genuine value tends to sit in two places: mid-sized one and two-bedrooms in established, park-adjacent buildings, where liquidity and rental demand are strongest, and any golf-facing unit that can be bought below its building’s own transacted price per foot.
That second case is where a premium address becomes an actual deal, rather than just an expensive one. Always compare a unit against same-size, same-building sales, not against the community average, because the average is dragged around by unit size and will make a small apartment look cheap and a large one look expensive when neither is true.
SERVICE CHARGES
Service charges for apartments in Dubai Hills Estate run at approximately AED 18 to 22 per square foot per year, calculated on the built-up area, and they are a real part of your holding cost.
Golf-facing and boutique buildings sit higher: Golf Suites, for instance, runs at around AED 26 per square foot under the Mollak system, reflecting its position and amenity level.
On a 1,000 square foot apartment that is a difference of several thousand dirhams a year, so factor the building’s actual rate into any yield calculation. Rates are approved annually through Mollak and should be verified for the specific unit before any transaction.
HOW TO CHOOSE
If you want the lowest entry price and the highest yield, buy a studio in Collective or Socio. If you want a first home that holds value and rents easily, buy a one-bedroom in Park Heights, Executive Residences or Park Ridge.
If you want family space, look at two and three-bedrooms in the established park-side buildings. And if you want the golf view, pay the premium only where the position is real and the price per foot lines up with recent sales in that same building.
The best apartment in Dubai Hills Estate is not the cheapest or the most expensive one, but the one where the price you pay matches what the recent transactions actually support.
