Golf Residences by Fortimo (The Golf Residence) is a 13-storey boutique residential building of around 200 apartments on the golf frontage of Dubai Hills Estate, developed by Swiss developer Fortimo.

The building received its completion certificate in May 2026 and is now handing over — making it the newest completed apartment address on the estate’s golf edge, and one of the few buildings in Dubai Hills delivered by a third-party developer rather than Emaar.

THE PROJECT

Fortimo Group AG is a Swiss real estate company founded in 2000 and headquartered in St. Gallen, developing and holding its own properties across Switzerland.

The company entered Dubai in 2015, completed its first UAE residential building in 2019 and a hotel in 2021; The Golf Residence is its third Dubai project.

Construction began in August 2023 with Aroma International Building Contractors as main contractor and Al Wasl Al Jadeed Consultants as architectural consultant. The Building Completion Certificate was issued on 6 May 2026, with RERA handover approval following — first residents are receiving keys now.

For buyers, the third-party structure matters in one practical way: Emaar is the master developer of Dubai Hills Estate, but the building, its warranties, and its owners’ association sit with Fortimo’s project entity. Due diligence runs against the actual developer, not the master community brand — a distinction some portal listings blur.

Service charges for apartments in Dubai Hills Estate run at AED 18–22 per sq. ft. per year — approximately AED 18,000–27,000 annually for a one-bedroom, AED 25,000–31,000 for a typical two-bedroom.

As a newly completed building, Golf Residences’ first Mollak-approved schedule is being established: buyers should verify the approved rate and the cooling arrangements for the specific unit before transaction, as first-year budgets in new buildings can settle above or below the community average.

PRICES

Units launched from around AED 1.59M with a 50/50 payment plan (20% down, 30% during construction, 50% on handover), at an average launch price near AED 1.7M for one-bedrooms.

With the building now complete, the market has shifted to handover-stage resales: current two-bedroom asking prices run around AED 3.85M for corner golf-view units — approximately AED 2,700–2,750 per sq. ft.

Original off-plan buyers exiting at handover create a window where brand-new stock trades close to, and occasionally below, developer-era pricing plus premium.
