SIDRA VILLAS: DUBAI HILLS ESTATE’S FLAGSHIP STANDALONE VILLA COMMUNITY

 

Sidra is the largest standalone villa community in Dubai Hills Estate — roughly 1,000 independent villas across three completed phases, all on the western side of the masterplan close to Dubai Hills Central Park, Dubai Hills Mall, and the golf club. Unlike Maple, which is a townhouse cluster, Sidra is genuinely detached: every home is a standalone villa on its own plot with a private garden, no shared walls with neighbours. 

 

That structural difference is why Sidra and Maple — despite sitting next to each other in the same masterplan — attract different buyer profiles and trade at different price points.

THE THREE PHASES

 

Sidra 1 — the original and largest phase, 475 villas, launched July 2017, construction began October 2016, handover started December 2019, formally completed May 2023. 

This is the most established phase, with mature landscaping and the settled community feel that comes from residents having lived here for several years. Sidra 1 is the only phase that includes all five villa types (E1 through E5) — both E2 and E4 are exclusive to Phase 1 and don’t appear in Sidra 2 or 3.

Sidra 2 — 422 villas, construction began May 2017, completed October 2022. Offers villa types E1, E3, and E5. 

Positioned slightly later than Phase 1 in both construction and community maturity, but now fully settled. Drives from Sidra 2 to key Dubai Hills landmarks are marginally shorter than from Sidra 1 due to positioning within the western masterplan.

Sidra 3 — the final phase, 339 villas, anticipated completion June 2020 at launch (Omnium, the Executive QS for all three phases, confirms final handover across all Sidra phases was achieved in 2020). Offers villa types E1, E3, and E5 only, like Phase 2.

E2 and E4 are available in Sidra 1 only — buyers specifically targeting a 4-bedroom E2 or the mid-size 5-bedroom E4 are limited to Phase 1, which concentrates demand and supports pricing on those types within that cluster.

E5 is the most sought-after layout in the community — largest BUA, 5 bedrooms, and the configuration that commands the strongest rental premiums and resale prices. Park-facing or single-row E5 units in particular are extremely thin on the market.

THE ARCHITECTURE AND DESIGN

 

Every Sidra villa follows the same modernist architectural language — white and grey palette, large windows designed to maximise natural light, clean geometric lines, and contemporary interior finishes including premium kitchen fittings and bathroom fixtures. 

It’s a consistent design across all three phases, which gives the community a coherent visual identity and removes the build-quality variance that affects older Dubai villa communities where different phases look noticeably different from each other.

Every villa includes a private garden, covered parking, and a maid’s room as standard.

LOCATION WITHIN DUBAI HILLS ESTATE

 

Sidra sits on the southwestern side of Dubai Hills Estate, directly adjacent to Dubai Hills Central Park — one of the best park-proximate positions of any villa cluster in the masterplan.

 Dubai Hills Mall is close by on foot or a very short drive. The school cluster on Al Khail Road (GEMS Wellington Academy, GEMS International School, GEMS New Millennium School) is also easily accessible, as is King’s College Hospital London’s Dubai Hills facility.

 Al Khail Road provides fast access to Downtown Dubai (roughly 18-20 minutes from Sidra 2 by current drive times) and the wider road network.

Investor presence is lower than in the apartment clusters, which keeps supply tight and rental demand steady when units do come to market. Rental rates for 3-bedroom Sidra villas start around AED 145,000 per year at the lower end, rising to AED 550,000 per year or more for top-configuration E5 units in premium positions.

 

PRICING CONTEXT

 

Current resale pricing runs from approximately AED 8.3 million for 3-bedroom E1 configurations up to AED 13+ million for E5 units in the strongest positions. 

Price per sqft across the community sits around AED 2,320–2,738 depending on type, phase, and plot position, with Sidra villa prices having roughly doubled since launch — one of the strongest appreciation profiles in Dubai Hills Estate across all villa sub-communities.

WHAT THIS MEANS FOR BUYERS

 

Sidra is one of the most liquid villa communities in Dubai Hills — well-established, fully delivered across all three phases, with a consistent buyer pool and enough transaction volume to make entry and exit reasonably predictable. 

The phase and type matter more than the Sidra name alone: E5 in a park-facing or single-row position is a fundamentally different proposition from a mid-row E1, even within the same community.

 For buyers comparing Sidra against Maple, the key differences are detached-vs-townhouse format, larger minimum BUA, higher price floor, and slightly lower community turnover — all of which point toward Sidra as the more premium and more family-long-term-committed of the two clusters.
