OVERVIEW
Two of the most searched secondary-market addresses in Dubai Hills Estate carry almost the same name, sit a few minutes apart, and were both built by Emaar.
Yet on the numbers that matter to a resale buyer — price per sq ft, holding cost, and realised capital gain — they behave very differently. Here is the honest, transaction-level comparison.
TWO EMAAR ADDRESSES, ONE COMMUNITY
Park Ridge is the newer of the two, handed over in May 2022. It is a 22-to-23-storey cluster of three buildings (A, B and C) plus a row of podium townhouses, wrapped around courtyards, zen and yoga gardens, and sitting closer to the green, quieter Central Park edge of Dubai Hills.
Park Heights is the older, more established address, handed over around 2019 to 2020. Park Heights I is an 18-storey tower; Park Heights II is a twin-tower pair of the same height and era. Both sit right on the boulevard side — walking distance to Dubai Hills Mall, with some higher floors looking toward Downtown and the Burj Khalifa skyline.
Same master community, same golf course, same mall, same schools. The difference is age, layout philosophy, and — as we will see — the cost of owning.

UNIT SIZES AND LAYOUTS
Park Ridge apartments run slightly larger foot-for-foot. One-beds sit around 606 to 608 sq ft internal, with ground-floor variants opening onto private gardens for a combined 649 to 873 sq ft.
Two-beds are roughly 942 sq ft internal, again with garden versions on the ground floor reaching about 1,364 sq ft total. Three-beds start at 1,407 sq ft internal and climb past 2,200 sq ft with a garden. The podium townhouses (1,569 to 1,730 sq ft internal, up to around 2,740 sq ft total) are a product Park Heights simply does not offer.
Park Heights I apartments are a touch more compact. One-beds land around 583 to 594 sq ft internal (642 to 654 sq ft with the balcony). Two-beds run 895 to 903 sq ft internal, reaching 955 to 1,084 sq ft total depending on the layout. Three-beds are large and balcony-heavy, around 1,422 sq ft internal and 1,601 to 1,605 sq ft total.
For a two-bedroom buyer — the most liquid resale segment in both towers — you are choosing between a Park Ridge unit near 990 to 1,006 sq ft and a Park Heights unit near 955 to 1,075 sq ft. Close enough to compare like for like.
WHAT THEY ARE TRADING AT
Recent secondary-market transactions, two-bedroom units, mid-2026:

The pattern is clear. Park Ridge two-beds are changing hands at roughly AED 2,056 to 2,535 per sq ft. Park Heights two-beds sit lower, roughly AED 1,877 to 2,100 per sq ft. The newer building commands a premium of somewhere between AED 150 and 400 per sq ft.
Note also how the capital-gain column behaves. The biggest realised gains (+47%, +54%) sit in Park Heights — a function of it being older, so those sellers bought years earlier at a lower base. That is a hold-period story, not a proof that one building appreciates faster than the other. Read it as such.
SERVICE CHARGES
This is where the comparison flips, and it is the number most resale buyers underweight.
Park Ridge carries a service charge of approximately AED 19.65 per sq ft per year. Park Heights carries approximately AED 25.08 per sq ft per year. The older, cheaper-to-buy address is the more expensive one to hold.
Worked example, on a typical 1,000 sq ft two-bedroom:
- Park Ridge: about AED 19,650 per year
- Park Heights: about AED 25,080 per year
- Difference: about AED 5,430 per year, or roughly AED 452 per month
Over a five-year hold on the same-size unit, that is close to AED 27,000 more in service charges at Park Heights before a single other cost. Service-charge rates in Dubai Hills apartments generally fall in the AED 18 to 22 per sq ft per year band, so Park Heights currently sits at the top of, and slightly above, that range while Park Ridge sits inside it.
These rates are approved annually through the RERA-regulated Mollak system and should be verified against the current approved budget before any transaction — figures move year to year.
THE HOLDING-COST INVERSION
Put the two numbers side by side and an interesting question emerges. Park Heights buys in cheaper per sq ft but costs more to hold every year. Park Ridge buys in at a premium but is cheaper to carry.
For a short-flip buyer chasing entry price, Park Heights looks attractive on the sticker.
For a buy-and-hold investor — the profile most of our secondary-market clients fall into — the lower service charge on Park Ridge quietly narrows or erases that gap over a multi-year hold, while a newer building tends to carry a smaller maintenance and refurbishment burden on top. The right answer depends entirely on how long you intend to own.
WHO EACH ONE SUITS
Park Ridge suits the buyer who wants the newer product, larger internal layouts, a quieter green setting, the option of a ground-floor garden or a podium townhouse, and the lowest annual holding cost of the two. You pay for that up front in price per sq ft.
Park Heights suits the buyer who wants the lowest entry price per sq ft, the boulevard-and-mall location where daily life is a walk away, and proven resale gains from an established address — provided they have budgeted honestly for the higher service charge.
THE BOTTOM LINE
Neither is a mistake. They are two different trades. Park Ridge is the newer, larger, cheaper-to-hold, premium-priced option; Park Heights is the older, boulevard-located, lower-entry option that asks more of you every year in fees.
The buyer who only reads the price per sq ft will pick Park Heights; the buyer who reads the price per sq ft and the service charge together will do the arithmetic first — and that arithmetic is different for a two-year flip than for a ten-year hold.
